Websites & IDX

Websites and IDX, in plain terms.

This is the page to forward to the person who reviews IDX. It says what is on the platform today, what runs through your IDX provider, and what gets confirmed during setup.

On the platform today

Brokerage pages, agent pages, and the inquiry path.

  • Brokerage site pages
  • Agent pages
  • Brokerage listing pages built from the brokerage's own listing and sold records, with an inquiry form on each
  • A listing-alert request form. A person at the office sets up the search.
  • Fair Housing and accessibility pages on the brokerage site

A website inquiry lands in the lead pool. An inquiry from an agent's own page goes to that agent. A brokerage inquiry that says what it is about goes to the broker's desk to assign. A general inquiry goes to the next agent on the rotation. The agent claims it, and it becomes their contact. The listing or page the person asked from travels with the lead.

MLS search

Search runs through your approved IDX provider.

MLS search runs through the brokerage's approved IDX provider, framed on the brokerage site. Whether and how it displays is set by the brokerage's MLS agreement and confirmed during setup.

Getting inquiries out of the IDX provider

Forms on the brokerage and agent pages route today. Registrations, favorites, or saved searches inside a provider's frame reach the office only through a handoff that provider supports, and we confirm that handoff, its fields, and who handles a failure during setup.

Data use

No second copy of the MLS for anyone else to query.
